In this villa located in the Town of Zadar within a landscaped and fenced off botanical garden on the seafront, spreading over 10,000m2 (107,600 sq. ft), you will enjoy your stay with your host and his family who have been engaged in tourism at this very location since 1967. Our villas have received the 4-star rating in the holiday home category according to the classification of the Ministry of Tourism of the Republic of Croatia. They were built and furnished in 2022. Your host, who is also the owner of the villas, lives on the premises and will, therefore, remain at your disposal and provide you with all the services and information you might need during your stay in Zadar.
The villas are located on the seafront, facing the Beach of Borik, which has been awarded the Blue Flag for the high quality of its crystal-clear water.
Villa Rosemary Park is located in the Town of Zadar, in the vicinity of the Beach of Borik and 600 m away from the Beach of Uskok. It has got a terrace with a view of the sea, a garden and a barbecue. It is equipped with air conditioning and is only 100 m away from the Beach of Puntamika. The guests are free to use the private parking lot and a free Wi-Fi.
The Beach of Diklovac and the Marina of Kornati are 2.1 km and 32 km away from the villa, respectively. The closest airport is the Airport in Zadar, located 15 km from the Villa Rosemary Park.

The villa is completely surrounded by a 3 m high concrete wall, providing privacy, security and cleanliness inside the facility. You will enjoy sitting under a vine-covered pergola with large garden benches and a barbecue grill with a wall for maximum privacy. The villa is also fitted with a heat pump, a cutting-edge ecological solution for heating.

“Pure idyll + maximum comfort + central”
Everything you could possibly wish for – from supermarket to restaurant, cafe and bar – in the immediate vicinity and yet not in the view. Direct sea access – which is also suitable for children and seniors – can’t be more direct! Modern villa on a park characterized by good history, not visible and protected by the usual tourism. BBQ under grapes, turtles that you can watch while decelerating. Lizards that show you at a crazy pace the hidden angles to discover. Countless olive trees and other natural treasures. Very warm and at the same time discreet hosts who live this role with every facet of their act and are also people who have something to tell you about professionalism and life. Thank you Walter, Eva and Olga! With your unique villa concept, you laid the base for a real break.

A gem in the park with direct sea access. Top modern duplex house with high quality interior and well-known furnishings down to the last detail. We were warmly welcomed and completely spoiled. The hosts are extremely likeable, reliable and helpful. They were always available to help and advise. Be it for destinations or medical support. We were invited to a fine barbecue evening and were allowed to help ourselves with the delicious fruit trees in the garden. We had a perfect holiday with a lot of comfort and a high standard. Rosemary Park is situated in the downtown of the Town of Zadar. In the vicinity of the villa, within 100-300m, you will find beaches, restaurants, bars, caffés, shops, bus stations, public electric scooters for rental, parks, the marina of Borik and Falkensteiner Hotels with amenities. The town centre is located 4km away and you will be able to visit many museums, Roman historical buildings, promenades, restaurants, bars, shops, tour operators, etc.
The Town of Zadar is the central spot for excursions to national and nature parks. Kornati National Park is located 30km away, Krka National Park is 80km away, Paklenica national Park is 45km away, Plitvice Lakes National Park is 120km away, while Vransko Lake Nature Park and Telaščica Nature Park are 40km and 30km away, respectively.
